Project Description

The site is within the downtown Asheville Central Business District and is subject to design review by the Downtown Commission. In addition, there are categories of building types within the North Carolina State Building Code that effect the overall development of the building. This in turn will affect the development pro-forma of the project. Under the code, there are criteria that define a low rise and high rise building type. Each of the building use types studied is allowed under the building code and local zoning ordinances.

Program elements 

The features in the project include the following items that are customarily part of a residential apartment. Potential tenants expect these types of characteristics and amenities.

• Clubroom facility on the podium level along with views oriented to the western mountains and the downtown Asheville skyline
• Unit mix includes 82 one bedroom units, 17 two bedroom units and 29 studio units ranging from 450 square feet for the studio units to 950 square feet for the two bedroom units
• Private balconies for each unit
• Secure parking in the building for 175 cars with 1 space per bedroom
• The kitchen is outfitted with typical residential appliances including a range, dishwasher, garbage disposer, microwave and refrigerator
• Each unit will also be equipped with a stacking washer / dryer unit
• HVAC system with highly efficient electric heating
• Parking for 175 cars
